Maintenance
of a buildings control system can be paramount to the future operation of the plant. Things do go wrong. Some faults will
be picked up through alarms assigned to a particular item, or will be noticed due to high or low temperatures, but quite
often, major issues will creep into an entire system due to
problems existing
and remaining unnoticed for lengthy periods. Regular checks of controls and associated plant should be carried out. However
maintenance procedures should be thought about. How often should we look at equipment and plant? Some will be critical some
will not. Will the building control be affected by maintenance work. Quite often maintenance procedures cause problems simply
due to the processes being carried out.
A good sound
maintenance schedule, applied with thought to the equipment that service actions are being performed on, can
be invaluable. Understanding when and where to take actions is essential.
